Terms and Conditions

  1. The holidaymaker is dealing directly with the property owner, who has requested Kalkan Luxe Rentals to act on their behalf prior to the booking being confirmed.
  2. Once a provisional booking of accommodation has been made, the signed Booking Form, together with the appropriate deposits, should be received by Kalkan Luxe Rentals on behalf of the owner. The booking of accommodation will only become valid after written confirmation has been provided by Kalkan Luxe Rentals on the owner’s behalf.
  3. A deposit of 30% is required to secure the reservation, with the balance payment due 12 weeks prior to departure unless requested otherwise by the property owner. A security deposit of £100-300 is also required at the time of paying the balance (if requested by the owner). This will be refunded within 2 weeks of your return, provided there are no breakages or losses. Cancellation charges are as follows:
    • Up to 12 weeks prior to departure, loss of deposit (unless stated differently by the property owner).
    • Between 12 and 8 weeks prior to departure, 50% of the total cost.
    • 8 weeks or less before departure, 100% of the total cost.
  4. Check-in time is from 3 pm, and check-out time is 11 am.
  5. Any cancellation must be made in writing by the person who signed the Booking Form. Cancellation of accommodation will apply from the date of receipt by Kalkan Luxe Rentals of the written cancellation notice. The following charges will apply:
    • If cancellation is 12 weeks or more before departure – forfeit of deposit.
    • If cancellation is within 12 weeks of departure, or if the booking is canceled due to non-payment – 100% of the total cost.
  6. In the unlikely event that specific accommodation becomes unavailable as booked, and Kalkan Luxe Rentals is unable to offer the Client acceptable alternative accommodation on behalf of the owner or another owner, the owner will refund the Client all money paid (including the deposit) and shall be under no other liability.
  7. While we make every effort to ensure that descriptions provided are accurately reproduced, Kalkan Luxe Rentals cannot accept responsibility for errors contained therein or the results thereof. Minor differences between photographs and text and actual property may arise. If we are informed of material changes after your booking has been confirmed, we will advise you before departure.
  8. Only those persons named on the booking form may use the property without prior agreement. If the maximum number allowed at the property is exceeded without prior agreement, the owner reserves the right to refuse or revoke the booking at their sole discretion. The Client must maintain the holiday accommodation in the same state of repair and condition as at the commencement of the holiday. The accommodation must be left in the same state of cleanliness and general order in which it was found. Should any equipment or furnishings in the accommodation be lost or damaged, the Client will be required to make immediate cash settlement with the owner or, if requested by the owner, with Kalkan Luxe Rentals on the owner’s behalf, for any necessary replacement or repair, either before or after their departure from the accommodation.
  9. It is essential, and a condition of booking, that the Client and all members of their party have personal travel insurance. Kalkan Luxe Rentals cannot accept any responsibility if the Client fails to arrange travel insurance.
  10. Kalkan Luxe Rentals does not accept any responsibility for the car hire service. The contract is strictly between the Client and the Car Hire Company, and any complaint should be addressed directly to the Car Hire Company.
  11. It should be noted that Kalkan Luxe Rentals acts only to arrange the booking on behalf of the owner and does not accept responsibility for the accommodation. If the Client has a complaint regarding the holiday accommodation, they must first contact the owner or local representative, who will try to resolve the problem. If the Client feels that the problem remains unresolved, they should, within 7 days of returning from the holiday, put their comments in writing to Kalkan Luxe Rentals, who will forward them to the owner. Kalkan Luxe Rentals will do its best to help resolve any justifiable complaints regarding the accommodation. However, it is the Client’s responsibility to take the complaint up with the owner if Kalkan Luxe Rentals is unable to resolve the matter. Disputes arising out of or in connection with the accommodation, which cannot be amicably settled, must be taken up with the owner. If the Client vacates the property before the end of the rental period without Kalkan Luxe Rentals’ authorization, the Client shall lose any rights to compensation.
  12. Neither Kalkan Luxe Rentals nor the owner shall be responsible for the death or personal injury of the Client, any person named on the Booking Form, or any other person at the property unless this results from the proven negligence of the owner, Kalkan Luxe Rentals, or their employees. Kalkan Luxe Rentals and the owner shall not be liable for any loss, breach, or delay due to any cause beyond their reasonable control, including but not limited to acts of God, explosions, floods, tempests, fires or accidents, war or threats of war, civil disturbances, acts, restrictions, regulations, bye-laws, or measures of any kind on the part of any governmental or local authority, strikes, lock-outs, or other industrial actions or disputes, or adverse weather conditions. In such cases, we shall be entitled to treat the contract as discharged. In the event of such discharge, the liability of Kalkan Luxe Rentals and the owner shall be limited to the return of sums paid to them in respect of the unused portion of the holiday calculated on a pro-rata daily basis, less an administrative charge of £50 to cover reasonable expenses. Neither Kalkan Luxe Rentals nor the owner can be held responsible for the breakdown of mechanical equipment such as pumps, boilers, swimming pool filtration systems, etc., or for the failure of public utilities such as water, gas, and electricity. Neither Kalkan Luxe Rentals nor the owner is responsible for noise or disturbances originating beyond the boundaries of the holiday accommodation or which are beyond their control.
  13. In the event that you experience any problems during your holiday, you will be provided with a contact name and number of an agent who manages the property at the location.
  14. COVID-19 has significantly impacted our bookings in recent years, necessitating amendments to some terms related to property rentals. As per our booking conditions, all relevant terms remain applicable. Furthermore, payments should be made within the stated timelines to ensure bookings are not released without a refund. Should government restrictions from the traveler’s country of origin or Turkish guidelines prevent travel, booking dates may be amended at the owner’s discretion but may incur additional supplements if property owners need to implement inflationary increases.
  15. Property rentals licenses – Kalkan Luxe Rentals will not take responsibility for this. It is the owner’s responsibility to acquire a license and display the license plaque outside their villa. If, under any circumstances, the license is not valid or acquired, Kalkan Luxe Rentals will not be held responsible for any holidays cut short or canceled due to this. The holidaymaker will need to take this matter up with the property owner while on holiday or upon their return. Under no circumstances will Kalkan Luxe Rentals be held responsible; it is solely the owner’s responsibility to acquire a new property or resolve the matter directly with the holidaymaker.
  16. Travelers are advised to ensure they take out adequate travel insurance to cover all eventualities that are not COVID exempt.
